Every feature, explained.

SchemeSync CRE is built around a simple idea: every commercial client is different, so every property should be evaluated against their actual requirements — not assumptions about what matters in a market. Here's how that plays out across the product.

A client experience that respects their requirements.

My Requirements

Set priorities once. Change them anytime.

Clients define their own weighted priorities via sliders across the five commercial categories: Location & Access, Financials, Building Specs, Condition & Systems, Zoning & Use. Sub-criteria roll up into parent categories — parents must sum to 100%, sub-criteria are weighted relative within their parent. Every adjustment auto-saves and triggers a rescore.

Client Dashboard

Top five matches. Ranked, scored, explained.

The first thing a client sees when they log in: their top five highest-scoring properties with fit percentages, tier badges, and a one-tap path into full details. Built to answer "which space should we tour next?" without the back-and-forth.

Match Board

Every property, ranked for them.

The client's version of the agent view. All available properties ordered by fit score with tier badges. Lease vs purchase view toggle. Budget color coding for rent or acquisition — green for in-range, yellow for stretch, red for over. One click to the full evaluation.

Grading & Overrides

After the tour, their perspective matters.

Auto-scoring handles the baseline. But a client walks through a space and sees things the listing didn't capture — the loading dock is narrower than spec, the HVAC is older than disclosed, the column spacing is wrong for the build-out. Any criterion can be overridden with a slider. Overrides turn green so it's clear which scores came from the client. Reset to auto-grade with one click.

Notes

What worked. What worried them. In their own words.

Clients write free-form notes on any property. "The 16-foot clear height works but the bay door is too narrow for our forklift." "Building looks great but the parking ratio won't support a 9-to-5 office." Those notes feed into the AI report so it speaks to what the client actually experienced, not just the data on the listing.

AI Report

A detailed analysis, tailored to them.

One-click report generation per property. The AI references the lease terms, NOI, cap rate, TI allowance, building systems, and zoning — alongside the client's criteria, grade overrides, notes, and comparisons to other properties on their match board. Styled display, print-ready formatting. Professional enough to bring to a board or investment committee.

Tools for agents who want to close smarter.

Client Management

Your book of business, structured.

Create clients with full pipeline fields: stage (Hot Lead, Warm Lead, Active, Early Stage, Cold), transaction type (lease, purchase, or both), timeline, decision-maker. Give them login access or keep the account under your control. Search, filter, and sort across everyone in your book.

Property Management

40+ commercial fields, organized for fast entry.

Commercial property data doesn't fit a residential schema. SchemeSync CRE captures 40+ fields organized in collapsible sections — Building Specs, Lease Info, Investment, Parking, Zoning, Condition. Photos and documents attach per property. One save scores against every active client in your book.

Master Board

Which client for which property, right now.

The agent's ranking view. Properties ordered by weighted client readiness across pipeline stage, budget alignment, transaction urgency, and fit score. Move the sliders to reprioritize. Demand bars show client interest. Tier badges color-code status at a glance.

Match Board (Client View)

See what your client sees.

Select any client from a dropdown and see their full ranked match board exactly as they see it. Useful for prep before a tour or call: "Here's where your top three are this week, and here's why the fourth dropped after our last conversation."

Grade on Behalf of Clients

For specs the client never tours personally.

Commercial deals often involve specifications the client trusts the agent to evaluate — roof age, sprinkler density, electrical service, mezzanine code compliance. Agents can grade on behalf of clients with a clear marker showing the source, so the client knows what came from them and what came from the broker's expertise.

Evaluation Detail

The full picture per property per client.

Each property generates an evaluation record per client — category scores, strengths and concerns, the full AI report, the client's notes (read-only for agents). Everything you need to walk into a meeting prepared.

Brokerage-level scope, built in.

Brokerage Scoping

One firm, one data boundary.

Every agent, client, property, and evaluation belongs to a brokerage. Data never leaks across firms. When you add an agent, their existing clients and properties roll up to your visibility. When an agent leaves, the data stays with the brokerage.

Broker Dashboard

Aggregate view across every agent.

Pipeline activity rolled up across all agents, with stage-by-stage visualization and AI-generated action plans for where to focus the team this week. See which properties your firm is touching, which clients are closest to close, and where the bottlenecks are.

User Management

Add agents. Reset passwords. Deactivate when needed.

Brokers manage user accounts within their firm. Create agent accounts, reset passwords, deactivate departed agents. Standard brokerage administration, without the phone call to IT.

Custom Pricing

A package that scales with your brokerage.

Per-agent seat model with custom pricing based on brokerage size and market. Onboarding and a training session included with every broker package. No contracts that grow faster than you do.
