Structured decisions, in an industry that runs on gut feel.

Commercial real estate transactions are some of the most complex, expensive decisions a business makes. They involve cap rates, lease terms, zoning, building systems, parking ratios, ceiling heights, and a dozen other variables — each weighted differently by every client. And yet the work still mostly runs on broker memory, listing PDFs, and Google Sheets.

We built SchemeSync CRE to change that.

Because "I'll send you some listings" is not a process.

The standard commercial workflow hasn't meaningfully changed in twenty years. A client shares vague specs. The agent searches LoopNet, CoStar, or Crexi by basic filters. A stack of PDFs gets emailed over. The client picks a few to tour, and most of them turn out to be wrong — not because the client was unclear, but because the tools don't capture what actually matters: the cap rate against the client's target, the HVAC age against their build-out timeline, the parking ratio against their staffing model, the zoning against their planned use.

Meanwhile, the data that would let us match clients to spaces with precision is sitting right there — on the listings, in the client's requirements, in their notes after a tour. It just hasn't been connected.

SchemeSync CRE connects it. A weighted scoring model per client across five commercial categories: Location & Access, Financials, Building Specs, Condition & Systems, and Zoning & Use. An AI-generated evaluation per property. A ranked match board that answers "which space should I show them first?" before the agent even opens the listing service. The result is fewer wasted tours, more informed client conversations, and a closing rate that reflects how well the agent actually matched the client to the space.

The platform handles every commercial property type — office, retail, industrial, warehouse, flex, and mixed-use — because the same scoring framework applies whether the client is a tenant looking for 4,000 square feet of creative office or an investor evaluating a multi-tenant industrial portfolio.

A veteran-owned company built on engineering rigor.

SchemeSync CRE is built by AiDA Advisory LLC — a Huntsville, Alabama technology company specializing in AI-powered evaluation and decision systems. Our founders come from backgrounds in defense systems architecture, where decision support tools have to work the first time, every time, with life-or-death consequences. We bring that same rigor to commercial software.

AiDA Advisory LLC is registered with CAGE Code 19FE7 and operates across multiple product lines under the SchemeSync brand — SchemeSync CRE for commercial real estate, SchemeSync RE for residential, SchemeSync Cheer for competitive cheerleading programs, SchemeSync HS for high school athletics, and emerging products in analytics and compliance. Every product shares the same underlying engineering approach: real data, weighted models, AI analysis grounded in fact.

Three principles that shape every design decision.

Respect the User

Every role sees only what serves them.

Clients control their own requirements. Agents see the full picture but can't override what clients chose. Brokers manage the firm but don't interfere with the daily work. The product respects the boundaries between roles because the work demands those boundaries.

Ground Every AI Output in Real Data

No hallucinated insights. No template fluff.

The AI report for a property only speaks to what's in the listing data, the client's requirements, and the client's notes. If a building system isn't in the data, it isn't in the report. Honest analysis beats confident nonsense every time.

Scoring Should Be Transparent

If a client can't see why a score is what it is, the score isn't useful.

Every fit score decomposes into category weights, sub-criterion grades, and specific data points. Clients can trace a tier classification back to the math that produced it. No black box. No surprise rankings.

Build for the Agent's Relationship

The product serves the agent-client relationship. It doesn't replace it.

SchemeSync CRE gives agents better tools for the conversations they're already having with their clients. It doesn't automate the relationship or pretend to be the broker. The agent stays central. The product just makes every meeting more informed.
